Many potential home buyers often become perplexed when addressing the financing of their home. While home financing can become complicated, there are several actions you may take to eliminate the stress, and expedite the process.

Pre-qualification- This is an assessment by a potential lender of the amount you can afford based on your total income, debt, credit scores etc. It does not assure the lender will loan you the money. The process goes like this: You simply answer various financial questions probably via a secure web link. In turn the lender will provide you an E-Mail response. I can assist you in accomplishing this if you wish. Note that you can become pre-qualified at no cost or obligation to you- If you wish my assistance just send me an E-Mail making your request to refer you to a lender. I will respond with contact information on who I have made a referral.

Pre-approval This means the lender has guaranteed your loan in writing. To do this you will be asked to make a formal loan application and will probably require a lender fee for credit checks, etc. I don't recommend becoming pre-approved unless you know both the lender and the property which you plan to purchase. Once you become pre-approved, you are not obligated to borrow money from that lender, but any funds paid probably will not be refunded.

New Home Buyers: Many of my clients elect to purchase new homes from builders in our current market. Builders typically offer significant financial incentives contingent on using the builder's lender. Those offers vary by the builder and the market. Most all of my clients who purchase a new home from a builder use the builder's lender. Builder lender rates and costs usually are competitive with other lenders. I will assist you in comparing costs and rates when asked.

Note: I am not affiliated with any lenders and receive no referral fees. Once we have determined your financial qualifications, I will attempt to determine your "financial comfort zone". It is my intent to assist you in finding the property that best meets your individual needs at a price you are willing to pay, and to refer you to a reputable lender when asked.

VA Loans

If you are eligible for VA backed financing and intend to finance your next home with a VA loan, I strongly encourage you to apply for a VA Certificate of Eligibility (COE) several weeks prior to your arrival in San Antonio. Having a COE may save you valuable time in the lender's processing of your mortgage once you have entered into a contract to purchase a home. Click HERE to go to the VA Web site to make an application for a COE. Please make sure that you have the COE available whenever you make a mortgage loan application. If you are already working with a lender, or your projected arrival time in San Antonio is less than a month away, then I suggest you allow your lender to assist you in applying for your COE.

Texas Veteran's Land Board - If you entered the military from the state of Texas, or are a Texas resident, you may qualify for a reduced interest mortgage through the Texas Veteran's Land Board. Contact them for additional information.
